Is my project covered by the BC Building Code for 2018?

The changes in the BC Building Code for 2018 will not affect everyone. If you applied for your Building Permit before December 10, 2018, you are governed by the 2012 BC Building Code. After December 10, 2018, the new 2018 Code came into effect. If you applied on or after that date, then you are governed by the BC Building Code for 2018.

Is there any flexibility within the new 2018 BC Building Code?

According to the BC Government, there is more flexibility in the BC Building Code for 2018. The new Code is intended to give you more options for your build. While this is true in some ways, there are more restrictions coming in place in certain areas as well, including energy efficiency and safety requirements. Where more restrictions are established, these do bring greater clarity, making it easier for you to understand and comply with the Building Code.

What energy efficiency requirements are there?

One of the most significant changes to the BC Building Code for 2018 is to energy efficiency standards. There are stronger requirements for various parts of your home, including roofs and walls. In addition, there are new expectations for lighting and some mechanical systems. These changes are a push toward BC’s commitment to requiring net-zero energy buildings by 2032.

Any regulations around health and safety to note in the BC Building Code for 2018?

There are some changes to health and safety requirements, including hazardous materials and stairs. In a family home, the biggest change is probably in relation to staircases. Therefore, it is worth speaking with your Design team before putting in your application to make sure you are complying with these new regulations.
